Measured Surveys and Lease plans

FPS can provide detailed measured surveys and scaled plans for a range of needs and are particularly experienced in providing Lease plans for legal documentation.

Building Surveys

When considering the acquisition of a premises it is advisable to obtain a building survey that is specific to the individual property in order to mitigate your liability. Building Surveys can be used to identify defects and queries within the building and can be used to forward plan any maintenance issues.

Dilapidations

FPS has comprehensive knowledge and experience of dilapidation issues with years of experience working for both Landlord and Tenant. We have a good track record of limiting our Client’s obligations under Dilapidations procedures and as a result Managing Director, Guy Freeman has worked closely with Remploy for over 15 years providing them with Dilapidations advice that has significantly reduced their liability and ultimately costs on a number of key sites.

Building Insurance Assessments

Working as a consultant for a number of key Clients has ensured that we provide Reinstatement Cost Assessment of the highest quality for organisations such as BP International and ITV. FPS can provide recovery support that will make the difference to sustain your organisation should the worst happen.

Schedules of Condition

Undertaking a Schedule of Condition before entering into a Lease can significantly reduce your repairing liabilities whether you are a Landlord or Tenant. We advise that all parties should consider undertaking a Schedule of Condition before entering into a new Leasehold acquisition as it can significantly reduce your overall Dilapidation responsibilities at the end of the lease. FPS has carried out Schedules of Condition for a number of Clients including TNG.

Planned Preventative Maintenance (PPM)

A PPM schedule is aimed at distributing the cost of your maintenance obligations over a designated period (usually five years) and as a result allows you to manage your expenditure efficiently. We have experience of providing PPM’s to a number of Clients on Commercial, Industrial and Listed Buildings. Our involvement on a Grade II listed building in Horwich, Bolton has been of significant importance as it has saved both Landlord and Tenant considerable legal responsibilities.

Listed Building Surveys

FPS has experience of working with Listed Buildings in a number of capacity’s including, Building Surveys, providing Planned Preventative Maintenance and overall Project Management. As a result we have direct experience of dealing with local Conservation Officers and the Planning Authorities which can often be a daunting combination for our Clients.
