Building Surveys
Client Brief:
FPS received instructions from our Client to undertake a planned maintenance survey of their Grade II listed 17th century building with a view to producing a bespoke condition report and a priced planned maintenance schedule to spread the programmed maintenance costs over a 5 year period.
Key Issues:
- Historic Grade II listed building requiring careful attention to detail in terms of remedial work - to be reflected within the pricing of the work.
- Dual usage of the building as a masonic hall and wedding reception venue limiting access for survey and works.
- Identify defects, specify repair requirements and programme to ensure statutory compliance and Health and Saftey issues are prioritised.
- Report and schedule to include structural assessment and full mechanical and electrical appraisal.
- Prioritisation of work to allow budget planning over a five year period.

Solutions:
- Bespoke survey encompassing all areas of the building and outbuildings, including research at local libraries and Planning Department to obtain additional historic information about the structure.
- Production of a detailed, report integrating the building survey, a photographic schedule, planned preventative maintenance schedule with quantities and approximate costs and the mechanical & electrical survey report.
